Before design work starts, we need any site or building plans that are available, a survey of the land, CC&Rs, a Title Report, and other reports and data that are necessary for the particular needs of the project.  If desired, we can seek this information on your behalf.

As-built Plans

When plans for existing buildings are not available, we can prepare measured “as-built” drawings if needed.  This is process of measuring what's already built and developing floor plan, elevation, and structural drawings that will serve as the basis of the design work to follow.

More and More Detailed Drawings

At the Owners option, in addition to the minimum plans necessary for approvals and permits, we can prepare more detailed plans and specifications.  This work could include more details of the construction, such as ironwork design, detailed interior design, such as interior elevations and details, and casework (cabinetry) design, details, and specifications.  It could also include specific materials selection and specifications, such as finishes, appliances, and other products that will be used in construction.  Such documents are useful for design and design understanding purposes, but also for bidding and contracting purposes, particularly for Owners who have less experience or less time to deal with construction and contracting.

Engineering

We include in our basic services documentation of the civil design, building structure, and electrical and mechanical systems.  However, these are limited to that normally provided by architects and to an extent within our expertise.  When engineering or engineer prepared plans are warranted or required, at the owner’s option, we can include such services in our work by sub-contracting for these services on the owner’s behalf.

Special Government Agency Review

Some projects require special approvals such as a design review or heritage preservation board approval, a variance, a zoning change, and similar approvals that are in addition to the normal land-use and building authority approvals.
